Position Title: General Laborer
Location: Southampton
Compensation: $15.78 and goes up to $ 16.05 July 1st.
Hours: 15 hours per week
Job Description: General repairs to buildings, equipment and furnishings
Maintaining the building and grounds in good operating condition 
General decorating of rooms and other area including painting, wall papering, and surface repairs 
Maintaining the effectiveness of building mechanical, electrical and fire detection and safety systems
Making minor adjustments to the building mechanical, electrical and fire systems as deemed necessary 
Routine surveillance of grounds, including parking lots. Maintain the grounds in a neat and tidy fashion
Maintain a high level of safety and security for Residents, Staff, visitors, guests
Maintain the preventive maintenance program
Run fire drills on a monthly basis and address any concerns seen
Selection and acquisition of maintenance supplies and their efficient, effective and safe use
Keep records on building utilities consumed, repairs and adjustments made
Maintain an adequate inventory of maintenance supplies for day to day use
Selection and recommending the acquisition of maintenance equipment and the storage of same
Maintain a budget
Job Requirements: Willing to be on call 
Willing to work Tuesdays
To have some knowledge of using a computer
Willing to do online training, along with specific Home training on quizzes 
Must have good communication skills with Residents and their families, and will follow a co-operative and helpful attitude with them
Must have general handy man skills
Willing to learn new skills
Some training in simple tasks 
Standing for extended periods of time – for up to 7.5 hours a day
Manoeuvring in tight spaces within Resident units, utility rooms, 
Pulling/pushing/reaching/bending/lifting/transferring chemical pails, mechanical parts etc., up to 50 lbs independently and handling increased weight with assistive devices
Kneeling for intervals
Frequent exposure to outdoor working conditions in all types of climates and weather
Working at heights 
Some memory work required to know inner workings of mechanical systems, location of values, pipes etc
Able to work with outside contractors and inspectors
